Summerville Flats consists of 134 apartment units contained in one, 4 story building offering 200 surface parking stalls and 24 covered car ports with electrical car charging stations. The first floor contains the spacious, two-story atrium lobby, fitness center equipped with gym-quality equipment, package handling and refuse rooms, storage areas, management offices, elevator lobbies and the apartment units. The second and third floors contain apartment units, stairwells and two elevator lobby areas. The project also offers a rooftop patio and community room both located on the fourth floor along with additional apartment units. The four-story structure is designed to be of wood-frame construction with a pitched, asphalt shingle roof featuring architectural dormers. The exterior materials include maintenance-free stone veneer, pre-finished metal fascia and LP “Smartside” siding. Outdoor amenities include a fenced in dog park, a concrete walking path, community patio with grilling and seating areas and a sports court.
This Project is designed to specifically meet the rental housing needs of the community and offers the following unit mix: 22 Studios (ranging from 540 to 696 sf in size), 51 one-bedrooms (ranging from 650 sf to 998 sf), 57 two-bedrooms (ranging from 885 sf to 1,209 sf) and 4 three-bedrooms (1,293 sf in size). Typical floor plans and individual unit plans are included within this Memorandum.
All apartment units will be equipped with a full, stainless steel, “energy star” kitchen appliance package, ample, solid wood kitchen cabinetry, granite countertops, designer bath fixtures, luxury vinyl plank flooring, generous closet space (walk-in closets in some), laundry centers complete with washers & dryers, balcony or patio, mini-blinds and energy-efficient LED lighting. All units will be heated with a central, self-contained heat/cooling system (“magic-pak”) with individual controls. The common areas of the building will be heated and cooled by individual, high-efficiency gas-forced air furnaces and central air conditioning systems.
In addition to generously landscaped outdoor areas, the building also offers a security camera system, controlled entry system and ample exterior lighting for added security.
