Avalon Apartments and Townhomes - Inver Grove Heights, MN

Avalon Apartments and Townhomes consist of 190 apartment units contained in one, wood-framed, 4-story building over a concrete, underground parking garage offering 166 parking stalls.  The underground parking garage contains three stairwells, parking stalls, mechanical/electrical rooms, storage lockers, maintenance office, dog wash area, elevator lobbies, storage room and a trash room.  An additional twenty-seven (27) garage stalls are provided within the apartment’s first floor (at grade).  The first floor also contains one, two-story, main atrium lobby area and another two-story, atrium rear lobby area to access the pool deck, fitness room, yoga studio, a golf simulator room, resident speakeasy lounge area, restrooms, leasing office, package room and manager’s office with work room.  The remaining area of the first floor consists of apartment units, guest suite, utility rooms and elevator lobbies.  The second and fourth floors generally contain the apartment units, stairwells, storage areas, refuse room and elevator lobbies.  The third floor is where the community room, rooftop patio area, game room, business center, and restrooms are found, together with elevator lobbies, stairwells and the apartment units. 

Exterior building materials proposed for the apartment building and townhomes include a complimentary blend of cultured stone, lap siding and board/baton siding.  In addition, the architectural design will implement a variation of vertical plane (bump-outs) providing visual interest.  A variety of complimentary exterior material colors are proposed to create visual appeal and soften the mass of the building size.  The roof systems at the apartment building and townhomes are designed as 4:12 pitched roofs utilizing lifetime quality asphalt shingles and incorporating dormers and architectural parapets.  Approximately 81% of the apartment units have balconies (27 units with concrete poured patios and 127 units with balconies).  At the townhomes, dividers are provided where patio locations abut each other and those units that have more space between the patios do not have a fence to separate properties.  The apartment has approximately 383 covered and surface parking stalls which equates to approximately 2.0 stalls per unit.  The townhomes have approximately 135 parking stalls which equates to approximately 2.5 parking stalls per unit.

The townhome complex will include construction of ten townhome buildings containing four to six units per building for a total of 54 units.  Each townhome unit is designed with an attached two car garage, mechanical room, living room, kitchen and bathroom on the main level.  The second level floor plans offer two and three bedroom lay-outs, with closets, washer/dryer and additional bathrooms.
